Moraine Camplands Association (MCA) is a member-owned, non-profit organization that offers a unique opportunity for individuals to join a close-knit community. When you become a member of MCA, you are not purchasing property; instead, you are acquiring a membership that grants you the right to use a designated lot. While the association retains ownership of the lot, members are permitted to make improvements to their lot within established guidelines, as long as they continue to pay the annual membership dues.


  • Perpetual Lot Use: Enjoy long-term use of your lot, providing you with a stable and enjoyable camping experience.
  • Full Access to Facilities: Take advantage of all the amenities and activities available throughout
    the campground, ensuring fun and relaxation for you and your family.
  • Voting Privileges: As a member, you have the opportunity to participate in the decision-making process and may serve on the Board of Directors.
  • No Property Taxes: Since the land is owned by the association, members are exempt from
    property taxes, helping to keep costs affordable.
  • Inclusive Utilities: Your annual membership dues cover water, sewage, and electricity, with only minimal additional assessments for items such as electric golf carts, air conditioners, and
    extra refrigerators.
  • Maintenance-Free Living: The campground takes responsibility for all maintenance related to utilities and common facilities, giving you peace of mind and saving you time.
  • Value Retention: Your membership maintains its value and can be resold if you choose to move
    on in the future.
  • Criminal Background Check: Please note that as part of the membership process, all
    prospective members must consent to a criminal background check.
